If I Could Do It Over: A Series on Buying a Home from a Builder in Calgary (Part 1)

I'm going to do a little series on what I would have done differently if I had built my house now vs. then, and I'm going to go ahead and just keep doing that until I run out of things to say.

Choosing a Good Calgary New Home Builder

My husband and I bought our home in Auburn in Bay in 2007 from a builder. At the time, Real Estate in Auburn Bay was selling for much higher prices than it is now. Although we paid more for our house at the time of signing, interest rates began to plummet between when we signed, and when we took possession in 2008, so we ended up having pretty low monthlies. I can't really complain. However, after spending quite some time as a Realtor, and after having built this house with my husband, there are many things I would have done differently.

Calgary Builder Warranty Problems

We went with the builder that we did because they had the floor plan that we wanted---upstairs laundry and walk-through pantry---two of our non-negotiables at the time. They also had some great lots in Auburn Bay. I had no fear at the time that I would have any problem with warranty work. I'm a fairly assertive person by nature, so I figured even if the warranty program was bad, I could make my voice loud enough to get things done. That, unfortunately, was not the case with the builder we chose. We went through 3 site supervisors in our 1 year warranty window. I don't know what happened to the first two; I think they were either fired or quit. After each site-super left, I had to re-explain unresolved issues that had been sitting undone since possession day to the new guy. Nothing got resolved until the third guy showed up and actually put some hard work and focus into our warranty work, but unfortunately he didn't show up until the last couple months.

Now perhaps that builder was just having a bad year for staffing. The last site super that came around, after all, was a dream come true. I just wish he'd been in place right from the get-go.

Every builder will tell you they are the best! It's always worth getting an outside opinion!

Reviews of Calgary New Home Builder Performance

All of this is to say, that it is worth it to ask friends, family, co-workers, and the good old reliable internet: "How does Builder XYZ handle their warranty work." If you're going to buy a new home in Calgary, these people can't just take your money and run---as I felt my builder did. They need to be there to make sure the product they sold you works just the way they intended.

When a New Home Builder in Calgary Turns a New Leaf

To the credit of my builder, they fixed an issue in my home days before the warranty expired, and few weeks ago my husband and I noticed that the same issue was cropping up again. I called the third site super (the good one) and he came out the very next day, verified that it was indeed a fault on the part of the builder, and that he would get it repaired, even though our warranty has long since expired. Let's hope it will happen soon because if it doesn't I might just find myself doing something like this: feb_5_find_and_replace_577
