A Word about Walkability and Calgary Real Estate

One of my favourite things to do is work with first time homebuyers. I think every Realtor would agree that first time home buyers in Calgary are sort of the "holy grail" of real estate clients. Especially a newly married couple! They're so young and happy. The energy they give off is almost tangible. Being part of helping them buy their first home is so much fun I can barely describe it.


I recently did a deal with one such couple who had a hand in changing the way I do business. They were flatly unimpressed with all the new homes in Calgary suburbia that I showed them. I was stumped. I pointed out the new carpets, flooring, furnace and roof, even a new home warranty! But it failed to "Wow" them. They kept bringing me back to homes closer to transit or downtown. These homes are not easy to find in great condition at a low price point. But as I worked with them, I began to understand them a little more, and as I understood them, I began to understand that they were a microcosm of what is going on for the newest generation of young people who are buying a home in Calgary. Calgary Real Estate is changing. Many of our youngest buyers now search for Calgary Real Estate that is walkable, sustainable, and above all, affordable. They are looking for a place where they can easily gather in public to enjoy the amenities not far from their front step.

As I sit here typing in the home we built in Auburn Bay in 2008, I'm catching on. I also have to get a waiver done for my couple who will be moving right near the LRT in Millrise in a little more than a week. So, until next time
